Low-Voltage Scope for Custom Home Builders

What belongs in the low-voltage scope of a custom home build — and what costs three times as much to add after drywall.

Low-voltage is the part of a custom home build that the homeowner doesn't see, doesn't ask about during the framing walk-through, and discovers exists only when something doesn't work after move-in. By then, drywall is up, paint is on, and what would have been a $400 cable run during framing becomes a $4,000 retrofit. Smart builders bake low-voltage into the bid, define the scope clearly, and partner with a single accountable installer through the entire job. This guide is how we work with builders to make that happen.

Why Low-Voltage Belongs in the Bid, Not the Bonus Round

Treating low-voltage as something the homeowner can 'figure out later' is a builder-side decision that consistently lands the homeowner in retrofit hell. Every homeowner ends up wanting the same things: solid Wi-Fi everywhere, security cameras at the doors and main outdoor zones, hardwired drops behind the TVs and the home office, doorbell and gate communication, and a network closet that doesn't look like an electrical fire risk. None of that is hard to deliver during the build. All of it is hard to deliver after.

A defined low-voltage scope in the original bid does two things: it sets expectations with the homeowner so there are no surprises, and it lets the builder coordinate one installer through the timeline rather than scrambling for a sub at the eleventh hour. Both matter for the final outcome and for the builder's reputation.

Define the Outlets Before Drywall

The cheapest, easiest, and most under-utilized opportunity is the framing walk-through. Standing in framed walls with the homeowner, the architect, and the low-voltage lead, you can mark every wall plate location in 90 minutes for a 4,000-square-foot home. After that, every cable run is straightforward.

What gets marked: TV locations and the closet that feeds them, workstation locations, access point ceiling drops, camera exterior locations, doorbell and gate intercoms, structured wiring panel location, and any speaker or AV drops. We've yet to see a homeowner regret a wall plate they had installed; we have seen many regret one they didn't.

Network Backbone: One Central Closet

Every low-voltage scope needs a defined network closet. Not a cabinet in a hallway, not the corner of a mechanical room behind the boiler, not a coat closet — a real closet with room for a small rack, an outlet on a dedicated circuit, ventilation, and enough wall space to terminate the patch panel.

  • Dedicated 20A circuit on its own breaker
  • Minimum 2 feet by 3 feet of wall space
  • Ventilation — either passive (vents) or active (small fan)
  • Phone/data conduit from this closet to the exterior demarc
  • Distance to no further than 280 feet of cable from any endpoint
  • Centrally located in the floor plan, not in a far corner

Cameras: Plan PoE Drops, Not 'We'll Figure It Out'

Every modern security camera is a PoE camera — power over Ethernet, single cable for both data and power. The installer mounts the camera, runs a single Cat6 back to the network closet, and the camera works. There is no power outlet at the camera location, which is what makes it easy.

The decision the builder needs to make during framing is where the camera drops go. Front door, back door, garage exterior, side gates, driveway, garage interior. For most homes, six to ten camera drops cover everything the homeowner will want. Adding two extra unused drops during framing costs almost nothing; adding a single drop later costs hundreds.

AV and Smart Home Pathways

Even when the homeowner isn't ready to spec a full AV system at the time of the build, the pathways for one should be planned. Behind every TV, run a Cat6 plus a conduit to the closet. In ceilings where speakers might go, run speaker wire or at least a conduit. In rooms that might get smart shades, run low-voltage cable to the window casings.

Conduit is the single best low-voltage investment a builder can make. A 3/4-inch conduit costs nearly nothing during framing and lets the homeowner add cables a decade later without opening walls. We routinely tell builders: when in doubt, conduit.

Documentation and As-Built Drawings

Half of low-voltage value is delivered after the install: the homeowner needs to know what is where, the future electrician needs to know which junction box is what, and the next IT person needs to know how the network closet is wired. None of that is possible without documentation.

A complete low-voltage handoff includes: a floor-plan drawing with every cable drop labeled and numbered, a patch panel port map matching the same labels, a network diagram showing every device and IP, and the credentials handed off in a password manager the homeowner controls. This is standard in commercial work; it should be standard in residential.

Coordination With Electricians and Framers

The most expensive low-voltage problems we fix are the ones caused by electricians and framers not knowing the low-voltage scope. Electricians who don't know the network closet is going in cabinet 12 will run their panel feed right through where the rack needs to go. Framers who don't know there's a camera drop on the soffit will put a structural member exactly where the cable needs to enter the ceiling.

The fix is process. The low-voltage scope should be on the same set of drawings the electrician sees, the framer sees, and the trim carpenter sees. The low-voltage installer should walk the job at framing, at rough, and at trim. Every site visit takes 90 minutes and prevents thousands of dollars of rework.

A Builder-Ready Scope Template

When we partner with builders, we provide a standard low-voltage scope template that can be tailored per build. It typically includes: a network closet specification, a baseline number of Ethernet drops by square footage, a camera quantity and placement standard, a per-TV cable specification, an access point quantity, and a documentation deliverable. The homeowner can opt up from the baseline; the builder always knows what they're committing to.
